There are many types of survey and inspection available and we are generally happy to tailor reports for your specific purpose.

The most common pre purchase surveys are considered below:

(BRONZE)  Short Valuation

A valuation. Not really a survey but the surveyor will inspect the property and report upon its general condition to enable its value to be assessed. Effectively ''......we will confim the property exists; is not falling down and is worth the money......''

(SILVER) RICS Home Buyer Report

A proper survey and inspection following a standard format presented by RICS.  The survey includes a Valuation and can only be prepared by a qualified Chartered Surveyor. The report is intended to provide concise short key advice.  It is suitable for more modern and smaller properties in fair condition built after 1900.  It is suitable for new buildings and flats.

(GOLD) Full Building Survey (Full Structural Survey)

The gold standard and most comprehensive survey. In my opinion ''.......you shouldnt buy a house without one......''.

The full Building survey or full structural as it was known is a comprehensive inspection of the property and includes advice on repairs and building costs. We usually include a valuation as well.

It is suited to all types of property but particularly older, large properties and those in need of repair and upgrade.

Other specific surveys:

Structural Inspection

A specific structural inspection of the main building elements or part to establish if the property is structurally sound. 

We often inspect bulged or cracked walls in order to diagnose the problem and offer advice on repair cost and methods.  We can obtain contractors estimates; arrange and monitor the works if you like providing a certificate of completion.
